Consumers should know that Realtors® are consumers just like them.



Selling Real Estate over the last 12 years has been a full time job. Most of the time it seems that I do a lot more for what I deserve to get paid but hey....that's just me. I always seem to have to go the "extra mile"when it comes to giving my clients the best service they can get. I wrote a blog a while ago called I am the slimiest Realtor®. This post is a prime example of going the extra mile.


When there are issues and I have to explain them to my clients the first thing I tell them is not to panic. Let's figure out exactly how to tackle the problem and cut out the disease before it spreads.


Sometimes I don't always get full cooperation from the other parties involved in the transaction. You see...most of my business is from the listing side. I technically represent the sellers but also do my best to be helpful and fair to the buyers side as well. Let's face it....no matter how you look at it....my job is to get us all to the closing table and make sure the transaction closes as smoothly as possible.


I have been working more and more with buyers and we are now seeing issues on the sellers end more and more with all the foreclosures...short sales.... clear title issues and probates. Those deals take a bit more time and patience to complete...but as long as we disclose all of this to both parties then it makes them understand what is going to be happening during the process.


But sometimes when there are issues the consumer doesn't always understand why it is happening and what is happening. This is where I may have to step into a situation that has a lot of egos involved as well as a lot of testosterone that can make it emotional as well.


I try to explain to the clients that although I am a Realtor® and I still have my own problems just like them. They always say "Neal I'm sure you will do what you have to to make sure we can get this done by using all of your powers as a Realtor® to expedite it."
Wow!...I'm glad and happy to be complimented that way....but let's face it....when I am involved in my own personal Real Estate transactions things can still go wrong and I might make mistakes and have similar issues. Thank god i haven't... but you never know and just because I am more experienced then them still doesn't mean I can solve every issue.


I'm not sure if they just think that because I am a Realtor® that I have some super powers of persuasion but that's the way it seems sometimes and I've been lucky enough to be able to have pulled off a few that I thought were in question in getting done.
As your Realtor® I need to let my clients know that I have more than just a financial interest in working with them and that I will do everything humanly possible to take the stress off of them and make it to a successful transaction.


Even though it is the end of this transaction it doesn't mean it is the end of my relationship with consumers because I might meet up with them again through referrals. My clients appreciate how I am able to understand whats happening around them and the issues they might face and thats why I will receive further business in the future because they know that I am just like them.

It makes sense to find a good Realtor® ....it makes sense to call me so I can fully service you for all your Real Estate needs.

The Real Estate market might not be great but do you have a business plan for 2008?

With all the negative media stories out there it can be very discouraging to the struggling Realtor® or Mortgage broker or any profession you might be involved in. I was only using these two as an example. I for one feel for each and every one of you that might be experiencing this. Just to let you know....you are not alone.

With 2007 coming to an end it might be a good time to start thinking of the future. So going into 2008 I believe we will see our market to continue to decline just a bit more. There is talk of another 20% decline in property values and with very high levels of inventory there still doesn't seem to be an ending to it just yet. But I think we might start to see the market take a swing back upward in the spring but that shouldn't stop you from preparing for better times. Why not start now?

Now I was never the type to sit down at my desk and do a full blown analysis of how my year went and forecast the next. I worried more about waking up in the morning...getting out of bed and hoping my two feet hit the ground at the same time but I do believe that it is important to lay down some sort of foundation and write down a few realistic goals. For example...you might have a goal of making 100K next year but realistically you might only make 75K. But at least you were still meeting a realistic goal. Here is how I might approach it. I would look at how much icome I brought in and how I attained it.
Then I would figure out all of my expenses.

Now folks...I know most of us hire an accountant to this for us but they just take the numbers and give us the figures. I'm talking about a realistic visual goal. Obviously most people have not even come close to years past but you have to learn to some how adjust and adapt. If you can adapt...then you will survive. If you can't adapt...then you will die. I hate using the morbid word "die"... but I'm talking about your business that you worked so hard to build up and because of unfortunate circumstances it can be all but destroyed if you do not some how personally monitor it. I have this new saying 'all of the little squirrels better start gathering and saving your nuts for this coming winter or you might be starving and those nuts might just shrink into useless objects with no substance" The holidays are coming and we tend to like to spend...try not to over do it or after the holiday euphoria wears off you might end up depressed. "Spend on moderation." I think you all know what I mean.


GOALS -Ok...back to goals. you should still have some goals. Will I spend less marketing next year to compensate the loss we had from last? Could be a good start. Can I possibly spend more time marketing for free on the Internet? Absolutely...what do you have to lose. for example for the last year I have been spending more and more time building my Internet presence. You know why? Because I know when business does pick up...I'll be prepared....will you? Many blog forums are free so take advantage of it while you can. Join other free forums and go start another blog. Try getting your blogs syndicated for more exposure. I'm not an expert but I can see my presence increasing everyday. I will continue to market my farm areas. Eventually my listings will sell and with a little luck we will continue to bring in a few buyers. Anything that is free is just another added bonus if you get something out of it. But at least if you try then what do you have to lose?

MANAGE YOUR TIME - Anyone who personally knows me will tell you that I am more organized when I'm unorganized but I still manage my time. Just like taking a bunch of simple tasks or errands to run. When I run errands I usually take the shortest route to get from point A to point B. If I need to drive to Pembroke Pines and then go to Weston I will try to take the route that will get me home earlier. Something goes for business...if you can plan to do a few things one day and the rest another than you are on the right track. Sit down and pick the priorities first and label them A..B...or C. Before you know it you have completed your goals quicker then you anticipated.
SET THE STAGE - Just like going out for your big performance. You should try to prepare ahead of time because when you go out there and your fans see you....then you better hit your mark. The first impression will be your best impression.... so make it count.
MAXIMIZE YOUR CLIENTS - Why not pick up the phone and reconnect with your past clients. Call them and wish them a happy and healthy New Year. Ask them how the family is...talk about them and find out what they are doing. Listen to what they are saying....you might end up getting some extra business from them next year. It's a good time to contact them.


NO PAIN NO GAIN -How many different times have you heard that old saying? You hear it in almost anything you have to do that takes effort and hard work. I'm sorry to tell you this but unless you are born rich or get things handed to you...you will most certainly have to work a little to attain some of your goals. For example...as much as I hate to go to the gym 3-4 times a week because it is too much work and a hassle to me...I do it because I need to keep my sanity and hopefully stay healthier. But when I get home and I'm all sore or tired at the end of the day I feel refreshed that I accomplished something and I when you start to see the results it's even more rewarding. The same goes for business and life.

BE GOOD TO YOURSELF-Even if we work so hard and we attain nothing at least we tried. So when you really think you tried hard and you were somewhat satisfied. then go and enjoy yourself and don't feel guilty that you didn't do something today to make a difference. You have to look at you and forget what others think because in the end it's all about you.
Everyone's lifestyle is different and we all come from different places and each one of our plans are going to be different....but you will be the one to make your choices.There is always unfortunate situations that we cannot control but in some ways we are all in control of our own destiny's!

Don't wait to act....give it your best performance now so you'll be way ahead of the game.

The Realtor® who woke up from a dream that came true

As a Realtor® I try to keep up with whats going on in my market place. I'm always willing to keep the public informed. But I keep reading about how bad our market is and how long it is taking for homes to sell.

I'm primarily a listing agent and listings are pretty easy to get nowadays. I have been getting calls on a weekly basis. Sellers want to hear what I think their homes is worth and if they like what I have to offer they eventually will hire me. But in this market you can not just live on listings alone...you need buyers and there aren't many of those out there. I wrote a post a few months ago THE EASIEST REAL ESTATE DEAL WE EVER CLOSED. I didn't think we could ever top that one ....but I think we just did.

"So where do you find the buyers?" Well we have been lucky enough to find them through our referral network. It consists of knowing the right people in the right places. Two weeks ago we took out one of those referral clients out and showed them property for 2 weeks. Well...because of our constant persistence we found them their dream home. Its a 5BR 4BTH 3800 sq ft home in Coral Springs. I cannot disclose the purchase price until we close but it was listed for $644,800 The home is vacant now and has been up for sale as a corporate relocation deal.

It was relatively an easy sale. There is no financing and the buyers knew exactly what they wanted and where they wanted to be. Originally the buyer was going to finance about $150,000 but because they were annoyed that the lender was asking them for all these documents they decided it was too much of a hassle. They decided to pay cash and wire all the money into the title companies account. "Too much of a hassle...How good is that?" We referred them to an attorney we work with on many of our deals and it turns out that she just completed 3 relos with the same attorney on the sellers side which helped us expedite the closing.

Happy buyers and happy sellers! We are closing next Wednesday. Now I'm all for the positives but this was just too easy. I went to sleep thinking....with all the negative media reports about our housing market.....this could only be a dream and the next day I'll wake up and it wouldn't be true.
I was thankfully wrong...it was true!

Just Keep Showing Your Buyer Homes

As most of my friends in the business know is that I handle most of our listings and our marketing. But anyone in this business will tell you that "you can't just live off of listings"...you also need to work with buyers." There are buyers out there.....You just need to know where to find them.

My partner Steve Kohn is my buyer specialists and everything else we pick and choose who handles what depending on the time and situation we are in. One thing I will tell you about Steve is he is quite busy handling his sons hockey career. Steve is from Canada and when you come from Canada most people are Hockey fans. Steve turned 51 recently and still plays twice a week himself. His dream was to become a professional hockey player just as my dream was to become a professional baseball player. Unfortunately age and injuries have taken over that dream but his son has a great chance to make and he is very busy right now traveling around so he makes sure his son gets in all the practice he need in order to be ready when he reaches his goal to make it to the NHL.

So now let's get back to business. Steve does work hard when he has to and also when I make him...LOL! But the one thing I can depend on him to do is to make sure that any buyer that we get that he takes full advantage of making sure he shows the client anything and everything they want to see. Most of the buyers he brings in are excellent because they are usually referrals. But many times as a buyers agent he has to go through the frustration of showing the buyer many homes before they make a decision. And sometimes he can end up showing so many but they still take time to make the offer we are looking for.

He has vented that to me many times and because I have more years in the business and had worked strictly with buyers when I was selling Real Estate in Florida and in New York ....I can relate. so when he comes to me and is frustrated I give a great piece of advice that I learned from the first broker I worked for. What she told me was you might only have one chance so when you screen your buyers and find out what they are looking for then "just keep showing them homes". Well after the times we went over this he came to me and said I was right. You know why?

I'll tell you why. He just had a client that was referral from a Canadian friend he knows from of all places ...his sons hockey league. He took this couple out to show them 30-40 homes in a 1 week span. they were looking somewhere in the range of $500,000 to $600,000. we placed an offer on a property and we negotiated it together. Well that deal didn't make it after we found out the seller could not come down to our buyers final offer and it was because the seller was going to be up side down in the deal.

He then set up another 10 homes to show them 2 days later and wouldn't you know it...we have an executed contract for a beautiful home in Heron Bay of Coral Springs Florida to close next month... with a purchase price of $617,500 possibly an all cash deal or a very small mortgage and the compensation to us was nice as well. Now that is a good Realtor® doing their job! He gave me the contract so I could do all the additional paperwork and so I could get the rest of the process started. "Hows that for a nice deal towards the end of the year?" Steve came to me and said we were right again..."just keep on showing homes" No one ever said this job was going to be easy. If you want to deal with buyers then you have to work hard and show them as many as you need to to get it done. I bet if you can make the deal happen that you will feel pretty good and forget about how much of a hassle it was for you. Same goes for listings..if you prepare and follow through the task you might be surprised at your results.

Realtor Farming techniques.....the way it works



I spend most of my time as a Realtor® farming different neighborhoods for business. Taking listings in todays Real Estate market can be challenging. With over 35,000 homes for sale in Broward County Florida....there is an abundance of properties just sitting on the market for longer periods of time. It is a big difference from 3 years ago when there was less for sale and more buyers willing to purchase their dream home. But I still believe that if you can take as many quality listngs as you can then you will have enough inventory to sell and that will eventually translate into instant income.


Below are a few techniques that have worked for me and the process I go through getting to my initial goals.



Objective : My main objective is to list homes. My partner handles our buyers which we cultivate through print ads and through the Internet. I have been consistently farming the same neighborhoods for the last 9 years. I was looking for something different. I was looking for something that would catch a sellers eye. I felt that every other agent I was competing against was using the same old marketing ideas. Most of them were sending out post cards that would say for example.... "Just Listed" or "Just Sold". I even get anywhere from 2-5 of those a week and I generally throw them in the garbage without even looking at them. I was looking for something that would be fresh and to the point but to catch their eyes. I started thinking and I thought that if I could incorporate a few different things into one than that might work.



Fresh Content : I started to experiment with many different things I could mail out. And after some trial and error........... I started to produce my Real Estate Market Review. This newsletter will not only supply the homeowners with quarterly updates on the recent sales in the neighborhood but it also includes an intro to my listing presentation without going into it in too much detail. It was just enough to catch their eye with a teaser that most certainly will get them to want to inquire further. I also include information on the current market and my opinions. I generally write something different every quarter but sometimes I will repeat some 6 months later. Now I am even incorporating my blogging into what I write about. My reason for the repeat was that my results on some were so estounding that I keep a draft of past letters so I can use them again and for other neighborhoods. Another great thing I was able to do was to offer to feature any property in my next issue if they listed with me. It includes photos and a short description of the property and the price.



Appearance : When I first used this system...I would have a mix of a two page letter with color logos and black & white text which was printed on plain paper and mailed in a window envelope. That worked pretty good until my work was stating to be copied. The cost was a concern as well because of the printing and the first class postage. So I decided to change my format I went out and bought Microsoft publisher and started producing my templates and found a printer who would be able to produce the finished product. I also went to bulk mail and had it mailed at postcard rates. I also found a person who would pick up my production and use my mailing lists and put mailing labels on all of them and deliver them right to the post office. It has now been transformed into a 4 page glossy newsletter with updates and photos. Please see the sample to your right.



Consistency : Getting someone to notice you is not the easiest thing. It takes time to get people to read and react. Sometimes people are just too busy to read everything you put on paper so generally they will throw it out as junk mail. You need to make sure that you do this on a consistent basis. The way I do it is by producing the letter on a by-monthly basis. It is done 6 times a year. I generally was thinking of producing it every month but I thought that would be over kill and the cost would be too hi versus my rate of return. All I needed to do was to sell one and one half listings a year to cover my costs for the entire 6 mailings. If I look back...I can tell you that I am still way ahead of the game. The key to consistency is to keep repeating it so all the homeowners keep seeing your face...your name and your "free information". Don't use the "hard sell approach".Just state that you are sending them information with your compliments and that they should keep this information in their files so they can look back and compare the different market trends. If you do it that way then they will appreciate it even more. If you continue to go with the program you should start to see results within your first 3-5 mailings. but if you stop and do not do it consistently then you will be wasting your time. You want to get your foot in the door.



Getting there : Receiving a call is the most exciting thing. My first call actually came the day after my very first mailing went out. I was so excited that someone called me that I almost blew it. You better know your facts and you better be able to answer the questions over the phone. Remember you are on stage and you better hit your mark or you will look stupid. The idea is to get past the call and get the appointment.



This whole process took me a while to get results and it takes a lot of time and energy. There are plenty of listings out there. SELLERS NEED REALTORS NOW MORE THAN EVER .They need our knowledge as Realtors®. Don't just look for the quick fix...look at the future of your business.

Weston Florida Real Estate (I'm feeling kind of sexy today



I have been working pretty hard the last few weeks. The Weston Florida Real Estate market has picked up a bit lately. I woke up this morning feeling kind of sexy today....well ok maybe I didn't feel that way but my listings felt kind of sexy. Come on! We also closed on 3 deals last week so I can't complain...."can't someone compliment me on looking and feeling sexy as well?" It figures.....it's all about the money. I personally showed 3 of our listings at the last minute. It was Saturday and the start of the labor day weekend.....basically the last real 3 day weekend for a while and most people were enjoying themselves. The last thing they probably expected was to have people track through their homes. Believe it or not...all the properties were clean and ready for showing..."that's what I call a real sexy home."

The point I am trying to make is when you list a property for sale in this market you need your Realtor® to point you in the right direction when it comes to getting as much exposure as you can get for your property. It is not just about advertising but about the overall appearance as well. The biggest mistakes I see is when we notify the seller that there will be someone coming by to see the property and they get so excited and then the other party walks into a mess or the A/C is not on when it is 95 degrees out and then there is the never ending dust bowl.


It is true people have to live their lives and do not always have time to clean up or even stage the home. When I get calls asking me when the first showing will be I have to be on my toes so I can give them some sort of educated answer. But if the homeowner is not ready.... well then they have to go on with the show the way it is. You need to remember that when your home is on the market....it is also on stage waiting for the curtain to go up and then......You are on and you better hit your mark. And if you are not ready and do not know all your lines you might just be boo'd off the stage. As your Realtor® it is my job to help you make sure the property is always ready to show. Don't forget that your critics are just waiting to see your performance. This market is very unpredictable and anything can happen.
