Did you ever hear the joke about buying swamp-land in South Florida?"....Well the jokes on you!

I remember back in the 70's when I lived in NY....there was always this talk about the little joke about buying swamp-land in Florida. You know what I'm talking about.....right? I would always hear...."and I have some swamp-land I want to sell you in Florida" Well...if I look back now and if I knew then what I know now....I would have been a millionaire.

I have a client who owns about 30 acres around my area. I sold one of his homes a few years ago and after the transaction we became fast friends. After the closing I found out he owned that acreage and I told him that if he ever was interested in selling that I would love to help him.

About 6 months after we talked he called me to let me know that he still wasn't planning on anything but he asked me if I would be interested in selling a small parcel for him. He wasn't even sure I could complete this transaction due to the fact it was a bit of a unique deal.

Here is the deal....he had a neighbor who owned 10 acres next to him. The neighbor owned the land and wanted to either develop it and build about a 10 homes on it. The problem was that he couldn't get to the land unless he flew a helicopter there. Why? ...Because it was landlocked...he had no road access and he was fighting for years with the city to get access. The city could not help him and none of the neighbors would allow access through their properties. There were many agents who were trying to find the missing link but never could find the solution.

My broker at the time knew about this land and also couldn't find anyone who would buy it unless there was access. Little did she know but I had the secret. My client had a road and was willing to give access.....but for a price. To make a long story short....I managed to put a deal together with both parties to allow access and the neighbor sold the property to a developer a few years ago for a nice price.

During this time my client was telling me a bit of history about his family and how his late father owned many acres of land around the area. Just to let you know...I live in the everglades and the everglades are considered the swamps. He told me that back in the 60's his father had picked up a few hundred acres for about $500 an acre. Yes...you heard that right... FIVE HUNDRED DOLLARS AN ACRE!

At the time were were working together that lands value was at about $500,000 an acre...yes...that's right....FIVE HUNDRED THOUSAND AN ACRE! I almost fell off my seat...I was so jealous...I said.....Dam! I was born at the wrong time!...now when people mention that joke I was talking about I start to cringe at what could have been if I knew then what I know now...even though I was too young and wasn't even living here.....I still think about how much land I could have owned here when there was so much to go around. Nowadays there isn't much room.

Today as I drive up and down the freeway I see developers buying every little hole...every little blade of grass just to fit some sort of structure on it.

I'm still waiting for the day for my freind and client to call me and say 'Let's develope the land and sell the parcels off.

Isn't it amazing how much South Florida has evolved since then?

It might be cold and snowing in Canada but it's sunny and in the 80's in Hollywood Beach FL.

Ahh..... the beautiful white sands off the boardwalk over in Hollywood Beach FL. There is nothing better then to go down to the local beaches in Hollywood FL and look out into the beautiful blue waters from your own backyard. Well... this could be you if you are interested in some of the best condominiums with the best views available right here in Hollywood Beach FL.

There are many opportunities to buy the right home. Whether if you are looking to find your new permanent place of residence or just looking for a second home or even a place to keep just for this time of year and use it as your vacation home...then there is nothing better than to get away from all that snow and ice and the numb feeling you get at this time a year just to celebrate the holidays on the warm white sands of South Florida.

I have been able to take advantage of spending more time by the beach. This is because many Canadians are flocking to Hollywood Beach FL so they can take advantage of the beautiful weather we are experiencing. Normally I do not have much time to come down and enjoy the sites but I have been working really hard with a young couple from Toronto Canada so why not take advantage of my own time by hanging on the beach a little and catch some of those rejuvenating sun rays and listen to the surf.

I might even go across the street and watch some of the most magnificent boats you have ever seen traveling down our inter coastal waterways. They have been here for four weeks and will soon be traveling back to Canada.

Their goal is to come back with a signed contract and their new vacation home. They have a limited budget and we have seen many condominiums that have are great opportunities available to them. although they are limited on what they can afford...they also have some special needs. I will continue to kick it up a notch and work with them until they leave. If I am not successful on this trip.... then at least they have learned the area and will continue to let me search for the right home for them.

Oh Canada!...Canadians are buying Real Estate For Sale In South Florida

With such an inflated amount of Real Estate for sale in South Florida...."it is an excellent time buy a home." Prices have come down quite a bit over the last 2 years and inventory levels have reached all time highs.

Tourist season is now approaching and it is a good time to think about the benefits of buying a home in Florida. So spread your wings and fly south for the winter!

But there was one thing we discovered. Although there are not many buyers looking to purchase homes right now...we have been lucky enough to have closed a few deals this year from our Canadian clientele. We want hank you for all of your support!

Our Canadian connections have not only benefited our business but it has helped our clients get an even better exchange rate on the money that they have invested in Real Estate in South Florida. All of our clients decided not to finance any of the properties we sold to them. They paid cash for them.

Our clients have been watching the dollar and they've noticed that it has been becoming strong so they all decided "it is a good time to invest in South Florida Real Estate."

For example.....A condo we sold 2 BR 2 BTH condo about 1200 SQ. FT. corner unit at Century village in Deerfield Beach Florida was listed at 149,000 we ended up making the deal at $120,000 after we closed on the deal our buyer was even more ecstatic when she found out that her $120,000 US dollars was actually $112,000 Canadian. Since then she has sent us 4 clients who each purchased condos in the same community. All have closed in less than 30 days.

Last week we just sold a home in Coral Springs Florida. It was a 5 BR 4BTH about 3800 SQ. FT. single family home that was listed at $644,000 and we were able to negotiate a deal for $617,500. The buyer also purchased it for cash and closed in 3 weeks. He also was aware that the dollar was very strong and the exchange rate has hit close to a historic high considering the past being fairly low. By the end our results were 6 closed sales....3 rentals,two of which turned into eventual sales....2 new listings.

Do not wait..."now is the best time to buy your second home in South Florida." It hasn't been this attractive for over 40 years and with the recent slump in prices it may never be a better time to buy. Prices have dropped between 20% and 50% and every seller is awaiting ANY offer....so hurry this may not last!!!
