Please take all of your homes off the market for the holidays

It's been a long year and the market has yet to pick up as I was expecting it to. Many homes are sitting and gathering dust and are not getting the activity they had hoped for. There are over 100,000 listings available in between Broward...Dade and Palm Beach counties. I am sure there are other states experiencing the same thing......so maybe it is time to sit down and reflect.

I was thinking that if I could get at least 75% of the homeowners to take their homes off the market for ...let's say 3 months then maybe the glut would end and more buyers would be attracted to buying homes without over paying. In past years I was able to sell homes during the holiday season but because of the current trends we are seeing I would suggest trying something different. If buyers are looking for good deals then the time is now.

If sellers are looking to sell quicker then I might suggest taking a break if they can. Many homeowners are probably thinking the same thing but are afraid if they do take the home off the market they might lose a potential prospect. It is only natural for us to think that way.... but if history repeats itself and continues on this path it probably won't matter. So just take a break and refuel.

This would probably help reduce inventory...stabilize prices...lower interest rates and attract more buyers to Florida. Right now there are many great deals out there and I'm wondering why more buyers haven't taken advantage of an excellent situation? So taking your home off the market temporarily probably won't hurt. Most people are busy right now and why not take advantage of some down time by trying to help the cause for everyone. If we can reduce the inventory maybe it would help some homeowners who are not as fortunate and can't wait because of difficult hardships they are experiencing. Properties need to be priced correctly in order for this to work.

We need to find ways to stabilize the market not just for the sellers but for the buyers and for the banks as well. Right now we are probably going to see an additional decrease before it stabilizes. I would compare this to getting the oil in your car. Sometimes it just takes a fresh oil change to keep the engine running smooth. Why not take some time off and see if we can all do something about it.

Oh Canada!...Canadians are buying Real Estate For Sale In South Florida

With such an inflated amount of Real Estate for sale in South Florida...."it is an excellent time buy a home." Prices have come down quite a bit over the last 2 years and inventory levels have reached all time highs.

Tourist season is now approaching and it is a good time to think about the benefits of buying a home in Florida. So spread your wings and fly south for the winter!

But there was one thing we discovered. Although there are not many buyers looking to purchase homes right now...we have been lucky enough to have closed a few deals this year from our Canadian clientele. We want hank you for all of your support!

Our Canadian connections have not only benefited our business but it has helped our clients get an even better exchange rate on the money that they have invested in Real Estate in South Florida. All of our clients decided not to finance any of the properties we sold to them. They paid cash for them.

Our clients have been watching the dollar and they've noticed that it has been becoming strong so they all decided "it is a good time to invest in South Florida Real Estate."


For example.....A condo we sold 2 BR 2 BTH condo about 1200 SQ. FT. corner unit at Century village in Deerfield Beach Florida was listed at 149,000 we ended up making the deal at $120,000 after we closed on the deal our buyer was even more ecstatic when she found out that her $120,000 US dollars was actually $112,000 Canadian. Since then she has sent us 4 clients who each purchased condos in the same community. All have closed in less than 30 days.

Last week we just sold a home in Coral Springs Florida. It was a 5 BR 4BTH about 3800 SQ. FT. single family home that was listed at $644,000 and we were able to negotiate a deal for $617,500. The buyer also purchased it for cash and closed in 3 weeks. He also was aware that the dollar was very strong and the exchange rate has hit close to a historic high considering the past being fairly low. By the end our results were 6 closed sales....3 rentals,two of which turned into eventual sales....2 new listings.

Do not wait..."now is the best time to buy your second home in South Florida." It hasn't been this attractive for over 40 years and with the recent slump in prices it may never be a better time to buy. Prices have dropped between 20% and 50% and every seller is awaiting ANY offer....so hurry this may not last!!!

Is it fair in this market to give new Real Estate agents only 60-90 days to produce?

Is it fair in this market to give new Real Estate agents only 60-90 days to produce?
I just wonder what is really right or wrong.
I came across an agent I used to work with who is still working with the company I previously was with for 5 1/2 yrs, but I decided to move onto bigger and better things.
So we were talking about the situation she is in as management has changed quiet a bit and she was telling me agent turnover was so high, that this manager they hired is more a figurehead having another agent act as director of sales when the manager is not present to sign off on documents or approvals, and she was telling me how the manager would hire new agents, give them 60-90 days to produce or terminate them.
Is it really fair to put a new agent under that type of pressure? especially in a market that is drastically changing and is a bit stagnant right now.
Management has claimed to my friend the reasons are they do not care and that they have to keep their numbers up.
The question is how much time is fair?
I am also sure there are some managers out there that tend to differ as they practice the same philosophy and that fine as they are entitled to run their business the way they want if it works for them.
Aren't we taught that goals in Real Estate are usually long term and not a flash in the pan?
Of course there are exceptions, people that come in with deals already in place, but for the typical Realtor®, it takes time to cultivate business ,and in this market, it might take 20 days before you even get a call to show a listing or get a buyer to see property, and shuttle them around until they finally make a decision.
I cannot agree with that , I can understand it from a managers point of view, but i know this manager and this manager really does nothing when it comes to help with difficult transaction, just dumps it on other agents in the office,this manger is a great party planner,but thats about it that... to me is not a manager, just someone in place to lost office stability especially when they preach about training and all this gung ho attitude.
I would love to hear what others think.

I'm in love.....with Real Estate that is...

I don't get it. There are so many homes on the market right now for the picking. This is one of the best times to buy a place you can call your home. If you are an investor it might be a little tougher but there are still good deals out there to grab as long as you know the rules of the game. If you are looking for the home of your dreams and plan on making it you primary residence then all you have to do call on little old me and I'll find you what you want. Hey...I might even have what you are looking for right here.
Don't worry..there is plenty in all shapes and sizes to choose from and all you have to do is work with me and tell me what you want. I'm not sure about the rest of the world but I can tell you that the last time I looked there were over 100,000 homes available to buy between Broward...Dade and Palm Beach Counties. I am sure that there are even more available through out the rest of the state of Florida.
I only picked the three counties I know best but if you want me to check other areas I can and will do it for you.

A Real Estate transaction will most likely be the biggest investment financially that you will ever make in one's lifetime. And there is nothing better then to see my clients happy after they close on their deal whether it is on the purchase side or the selling side. If they are happy.....then I am happy. This can be a really emotional business to be in. There are a lot of ups and downs ...lots of anxieties to deal with and sometimes many unknowns. But in the end....I wouldn't trade my job in for anything else. Why should I? I'm having too much fun doing what I love and that's being a Realtor®. So why not start looking at whats out there and maybe you'll fall in love just like me.

Weston Florida Real Estate (I'm feeling kind of sexy today



I have been working pretty hard the last few weeks. The Weston Florida Real Estate market has picked up a bit lately. I woke up this morning feeling kind of sexy today....well ok maybe I didn't feel that way but my listings felt kind of sexy. Come on! We also closed on 3 deals last week so I can't complain...."can't someone compliment me on looking and feeling sexy as well?" It figures.....it's all about the money. I personally showed 3 of our listings at the last minute. It was Saturday and the start of the labor day weekend.....basically the last real 3 day weekend for a while and most people were enjoying themselves. The last thing they probably expected was to have people track through their homes. Believe it or not...all the properties were clean and ready for showing..."that's what I call a real sexy home."

The point I am trying to make is when you list a property for sale in this market you need your Realtor® to point you in the right direction when it comes to getting as much exposure as you can get for your property. It is not just about advertising but about the overall appearance as well. The biggest mistakes I see is when we notify the seller that there will be someone coming by to see the property and they get so excited and then the other party walks into a mess or the A/C is not on when it is 95 degrees out and then there is the never ending dust bowl.


It is true people have to live their lives and do not always have time to clean up or even stage the home. When I get calls asking me when the first showing will be I have to be on my toes so I can give them some sort of educated answer. But if the homeowner is not ready.... well then they have to go on with the show the way it is. You need to remember that when your home is on the market....it is also on stage waiting for the curtain to go up and then......You are on and you better hit your mark. And if you are not ready and do not know all your lines you might just be boo'd off the stage. As your Realtor® it is my job to help you make sure the property is always ready to show. Don't forget that your critics are just waiting to see your performance. This market is very unpredictable and anything can happen.

True...it is a great time to buy property...but what are your real objectives?

I keep hearing Realtors® say it is a buyers market and it is a great time to buy. But I am just wondering what the consumer is thinking. Are they buying because they intend on living in the property for at least a few years to build a family and some roots? Or are they "speculating" for the the market to go up in a short period of time just with the intentions of "flipping" the property and making a quick profit? Are you sure you are making the right decision? What is your true objective?
Helping my clients buy and sell Real Estate in South Florida are my specialties.I have bought and sold a few of my own properties as well and made money on all of them. But that didn't mean that I didn't do my homework first. I decided that since I didn't have a lot of money that I would probably be better off buying less expensive properties than high end. My reasons were simple...I didn't want the huge liability and what about if the property did not sell. I did not want all that debt. So diversified my holdings and I partnered up on a few. Well our plan worked...we only had 2 small mortgages on a few and the rest were purchased with cash. Our carrying costs were way below what we could command in the market and we did well. And we did this without even renting them out. We sold them quick and and we sold them at an attractive price to the buyers without being pigs. You see...we did all of this at the beginning of the boom and up until the demise we are in now.
We basically sold off most of them. At the end of the year I looked at some people I knew who went way overboard and purchased very expensive properties and used hard money and by the time these properties were finished and they tried to sell...they ended up with large payments each month and some are now in trouble. They were looking for the one big pay day and they could have done it the way we did where we still ended up doing well but on various projects.
When I moved my family to Pembroke Pines Florida back in 1999 our intentions were to buy a new home and live in it. For how long...I couldn't tell you. It was not our intentions to buy for the sole purpose of figuring we could sell it and make a profit or buying it as an investment. We purchased it because we wanted to put some roots down have our family grow and enjoy the time we had in the property. We made some friends and we had good times. In 2004 we started to talk about selling and buying a bigger home. We notice most of the neighbors had already moved and we were both doing well financially so we decided to sell right before the crash. We were lucky enough to sell in about 30 days and we had already close on the new house. We ended up moving to Weston Florida and we love our new home.
Even though we purchased the first home with the intentions of just living there we ended up making a good profit on it but take into account that we lived there for 7 yrs before we sold. So it actually worked out for us on both ends.
Buying and selling Real Estate in South Florida is probably going to be one of the biggest financial decisions you will ever make in your life so do your home work and think carefully as to what your Real intentions are.
