Please take all of your homes off the market for the holidays

It's been a long year and the market has yet to pick up as I was expecting it to. Many homes are sitting and gathering dust and are not getting the activity they had hoped for. There are over 100,000 listings available in between Broward...Dade and Palm Beach counties. I am sure there are other states experiencing the same thing......so maybe it is time to sit down and reflect.

I was thinking that if I could get at least 75% of the homeowners to take their homes off the market for ...let's say 3 months then maybe the glut would end and more buyers would be attracted to buying homes without over paying. In past years I was able to sell homes during the holiday season but because of the current trends we are seeing I would suggest trying something different. If buyers are looking for good deals then the time is now.

If sellers are looking to sell quicker then I might suggest taking a break if they can. Many homeowners are probably thinking the same thing but are afraid if they do take the home off the market they might lose a potential prospect. It is only natural for us to think that way.... but if history repeats itself and continues on this path it probably won't matter. So just take a break and refuel.

This would probably help reduce inventory...stabilize prices...lower interest rates and attract more buyers to Florida. Right now there are many great deals out there and I'm wondering why more buyers haven't taken advantage of an excellent situation? So taking your home off the market temporarily probably won't hurt. Most people are busy right now and why not take advantage of some down time by trying to help the cause for everyone. If we can reduce the inventory maybe it would help some homeowners who are not as fortunate and can't wait because of difficult hardships they are experiencing. Properties need to be priced correctly in order for this to work.

We need to find ways to stabilize the market not just for the sellers but for the buyers and for the banks as well. Right now we are probably going to see an additional decrease before it stabilizes. I would compare this to getting the oil in your car. Sometimes it just takes a fresh oil change to keep the engine running smooth. Why not take some time off and see if we can all do something about it.

Oh Canada!...Canadians are buying Real Estate For Sale In South Florida

With such an inflated amount of Real Estate for sale in South Florida...."it is an excellent time buy a home." Prices have come down quite a bit over the last 2 years and inventory levels have reached all time highs.

Tourist season is now approaching and it is a good time to think about the benefits of buying a home in Florida. So spread your wings and fly south for the winter!

But there was one thing we discovered. Although there are not many buyers looking to purchase homes right now...we have been lucky enough to have closed a few deals this year from our Canadian clientele. We want hank you for all of your support!

Our Canadian connections have not only benefited our business but it has helped our clients get an even better exchange rate on the money that they have invested in Real Estate in South Florida. All of our clients decided not to finance any of the properties we sold to them. They paid cash for them.

Our clients have been watching the dollar and they've noticed that it has been becoming strong so they all decided "it is a good time to invest in South Florida Real Estate."


For example.....A condo we sold 2 BR 2 BTH condo about 1200 SQ. FT. corner unit at Century village in Deerfield Beach Florida was listed at 149,000 we ended up making the deal at $120,000 after we closed on the deal our buyer was even more ecstatic when she found out that her $120,000 US dollars was actually $112,000 Canadian. Since then she has sent us 4 clients who each purchased condos in the same community. All have closed in less than 30 days.

Last week we just sold a home in Coral Springs Florida. It was a 5 BR 4BTH about 3800 SQ. FT. single family home that was listed at $644,000 and we were able to negotiate a deal for $617,500. The buyer also purchased it for cash and closed in 3 weeks. He also was aware that the dollar was very strong and the exchange rate has hit close to a historic high considering the past being fairly low. By the end our results were 6 closed sales....3 rentals,two of which turned into eventual sales....2 new listings.

Do not wait..."now is the best time to buy your second home in South Florida." It hasn't been this attractive for over 40 years and with the recent slump in prices it may never be a better time to buy. Prices have dropped between 20% and 50% and every seller is awaiting ANY offer....so hurry this may not last!!!

Just Keep Showing Your Buyer Homes

As most of my friends in the business know is that I handle most of our listings and our marketing. But anyone in this business will tell you that "you can't just live off of listings"...you also need to work with buyers." There are buyers out there.....You just need to know where to find them.

My partner Steve Kohn is my buyer specialists and everything else we pick and choose who handles what depending on the time and situation we are in. One thing I will tell you about Steve is he is quite busy handling his sons hockey career. Steve is from Canada and when you come from Canada most people are Hockey fans. Steve turned 51 recently and still plays twice a week himself. His dream was to become a professional hockey player just as my dream was to become a professional baseball player. Unfortunately age and injuries have taken over that dream but his son has a great chance to make and he is very busy right now traveling around so he makes sure his son gets in all the practice he need in order to be ready when he reaches his goal to make it to the NHL.

So now let's get back to business. Steve does work hard when he has to and also when I make him...LOL! But the one thing I can depend on him to do is to make sure that any buyer that we get that he takes full advantage of making sure he shows the client anything and everything they want to see. Most of the buyers he brings in are excellent because they are usually referrals. But many times as a buyers agent he has to go through the frustration of showing the buyer many homes before they make a decision. And sometimes he can end up showing so many but they still take time to make the offer we are looking for.

He has vented that to me many times and because I have more years in the business and had worked strictly with buyers when I was selling Real Estate in Florida and in New York ....I can relate. so when he comes to me and is frustrated I give a great piece of advice that I learned from the first broker I worked for. What she told me was you might only have one chance so when you screen your buyers and find out what they are looking for then "just keep showing them homes". Well after the times we went over this he came to me and said I was right. You know why?

I'll tell you why. He just had a client that was referral from a Canadian friend he knows from of all places ...his sons hockey league. He took this couple out to show them 30-40 homes in a 1 week span. they were looking somewhere in the range of $500,000 to $600,000. we placed an offer on a property and we negotiated it together. Well that deal didn't make it after we found out the seller could not come down to our buyers final offer and it was because the seller was going to be up side down in the deal.

He then set up another 10 homes to show them 2 days later and wouldn't you know it...we have an executed contract for a beautiful home in Heron Bay of Coral Springs Florida to close next month... with a purchase price of $617,500 possibly an all cash deal or a very small mortgage and the compensation to us was nice as well. Now that is a good Realtor® doing their job! He gave me the contract so I could do all the additional paperwork and so I could get the rest of the process started. "Hows that for a nice deal towards the end of the year?" Steve came to me and said we were right again..."just keep on showing homes" No one ever said this job was going to be easy. If you want to deal with buyers then you have to work hard and show them as many as you need to to get it done. I bet if you can make the deal happen that you will feel pretty good and forget about how much of a hassle it was for you. Same goes for listings..if you prepare and follow through the task you might be surprised at your results.

Weston Florida home goes Green with Solar Pool Heating

When we bought our home in Weston Florida it came with a gas heated pool.


With high energy costs and the strain it was putting on our pockets.....we decided to go with solar power as an alternative to gas heating. It is a great way to save yourself thousands of dollars in the long run and is environmentally safe. As a matter of fact...many of our eco-fans out there support this and after having it installed and utilizing it for two seasons we definitely have seen those benefits. The green laws were really a great idea and in the long run it will help others just as it has for my family.


In order to get the most out of it you need solar panels strategically installed on you roof. Depending on which way your home faces and how much area you have for coverage will determine the amount of panels you will need.






Because of how this house is positioned.. we needed a few additional panels to get full heating exposure. I also needed to submit an architect plan for our association which was approved very quick.



As you can see...you will need to add PVC piping to your filtering pump system in order for the flow of water to go up though the pipes and into storage of your panels where they are heated by the sun and as the temperature rises the water will flow back through the system and into your pool water in order for the flow of water to go up though the pipes and into storage of your panels where they are heated by the sun and as the temperature rises the water will flow back through the system and into your pool water.

Piping is re-cut and re-routed through the system and the black box with the dial on it turns clock wise as the temperature changes to open the flow of water and it begins to circulate
through the system and back into the pool continuing to heat to the water.

The Helio-Matic controls your thermostat temperature. The dial has either an automatic or manual control that caters to the users convenience. You can make changes to the temperature that is comfortable to you. It goes as high as 100 degrees but in the hot summer months can heat up the water much higher so you might have to make adjustments along the way.
Once installed...it does not cost you a dime to run and homeowners that are looking to add an additonal 3 months of pool time and save money with high electric or gas heating costs...then this is the way to go. You will also save up to 10 hours of heating time by having this constantly running....just set it and forget it.
