Showing people homes at any cost in South Florida
You would think the title to this was going to be about a natural disaster or something.....nope it's about a body part.
For the last few weeks my right foot has been bothering me.I think I did it in the gym or shooting baskets or maybe it was when I was cutting my lawn. I figured it was just a sprain but over the last few days I have had to resort to taking a few too many aspirins and a few leftovers of medicine from my last toothache. Our good friend is a podiatrist and she has asked me to come see her but I don't want no one touching my foot:)!
Seriously ...I think I have a stress fracture in my foot and she agrees that it could be that too. But I never said anything while I was showing all those properties over the last two days. Right now I'm sitting in a hot foot bath.
Yep......I'll be limping into her office next week.
I can't believe I had that much stamina.

Did you ever hear the joke about buying swamp-land in South Florida?"....Well the jokes on you!
About 6 months after we talked he called me to let me know that he still wasn't planning on anything but he asked me if I would be interested in selling a small parcel for him. He wasn't even sure I could complete this transaction due to the fact it was a bit of a unique deal.
Here is the deal....he had a neighbor who owned 10 acres next to him. The neighbor owned the land and wanted to either develop it and build about a 10 homes on it. The problem was that he couldn't get to the land unless he flew a helicopter there. Why? ...Because it was landlocked...he had no road access and he was fighting for years with the city to get access. The city could not help him and none of the neighbors would allow access through their properties. There were many agents who were trying to find the missing link but never could find the solution.
During this time my client was telling me a bit of history about his family and how his late father owned many acres of land around the area. Just to let you know...I live in the everglades and the everglades are considered the swamps. He told me that back in the 60's his father had picked up a few hundred acres for about $500 an acre. Yes...you heard that right... FIVE HUNDRED DOLLARS AN ACRE!
At the time were were working together that lands value was at about $500,000 an acre...yes...that's right....FIVE HUNDRED THOUSAND AN ACRE! I almost fell off my seat...I was so jealous...I said.....Dam! I was born at the wrong time!...now when people mention that joke I was talking about I start to cringe at what could have been if I knew then what I know now...even though I was too young and wasn't even living here.....I still think about how much land I could have owned here when there was so much to go around. Nowadays there isn't much room.
I'm still waiting for the day for my freind and client to call me and say 'Let's develope the land and sell the parcels off.
Isn't it amazing how much South Florida has evolved since then?

Oh Canada!...Canadians are buying Real Estate For Sale In South Florida
With such an inflated amount of Real Estate for sale in South Florida...."it is an excellent time buy a home." Prices have come down quite a bit over the last 2 years and inventory levels have reached all time highs.
Tourist season is now approaching and it is a good time to think about the benefits of buying a home in Florida. So spread your wings and fly south for the winter!
But there was one thing we discovered. Although there are not many buyers looking to purchase homes right now...we have been lucky enough to have closed a few deals this year from our Canadian clientele. We want hank you for all of your support!
Our Canadian connections have not only benefited our business but it has helped our clients get an even better exchange rate on the money that they have invested in Real Estate in South Florida. All of our clients decided not to finance any of the properties we sold to them. They paid cash for them.
Our clients have been watching the dollar and they've noticed that it has been becoming strong so they all decided "it is a good time to invest in South Florida Real Estate."
For example.....A condo we sold 2 BR 2 BTH condo about 1200 SQ. FT. corner unit at Century village in Deerfield Beach Florida was listed at 149,000 we ended up making the deal at $120,000 after we closed on the deal our buyer was even more ecstatic when she found out that her $120,000 US dollars was actually $112,000 Canadian. Since then she has sent us 4 clients who each purchased condos in the same community. All have closed in less than 30 days.
Last week we just sold a home in Coral Springs Florida. It was a 5 BR 4BTH about 3800 SQ. FT. single family home that was listed at $644,000 and we were able to negotiate a deal for $617,500. The buyer also purchased it for cash and closed in 3 weeks. He also was aware that the dollar was very strong and the exchange rate has hit close to a historic high considering the past being fairly low. By the end our results were 6 closed sales....3 rentals,two of which turned into eventual sales....2 new listings.
Do not wait..."now is the best time to buy your second home in South Florida." It hasn't been this attractive for over 40 years and with the recent slump in prices it may never be a better time to buy. Prices have dropped between 20% and 50% and every seller is awaiting ANY offer....so hurry this may not last!!!
